Yeah that’s a tough pill to swallow. Go to bed thinking you’re the high bidder and wake up to find out a B/O was added mid auction and your item/house is gone and you never even stood a chance. My second biggest pet peeve on this forum.
Thanks for the feedback, Ezra, Steady Mobbin, and O'Malley. I genuinely understand the frustration. While I was very clear in the original posting about potentially adding a BO later at my discretion, I had no idea this would rub people the wrong way, and no one had mentioned it to me as a potential issue. I have always strived to uphold the highest standards in fairness and integrity with my auctions. Therefore, there are two things I will do, personally: 1. I will endeavor to be up front with any BO option in my own future auctions. 2. I will request that discretionary buyouts be added to the "Auction Basics" thread as a potential issue, citing this thread as an example.
I Personally think that adding a bo option is not the most terrible thing to do, it's about timing and value though. In this case you had a healthy bid war going, and increasements of 100k each, with the latest bid beeing 1.5 mil. Technically speaking, there are other people that might have been interested to place a bid, and watched the auction, such as me. Roughly 1/4 of the time the last bid would've been valid (way too early), you threw in a bo option of a mere 500k increase (too low, for that stage of the auction). Basically what happened was an insta buyout. It's usually an idea once the bid war is without conclusion for some time. This however felt a bit rushed, and let me tell you, you could've propably got more money for that property. Defenitly something to consider in the future and as you've noticed.. People really dislike sudden buyout options. Otherwise a good auction, hope to see more of you as I generally like your posts.
Agreed on all fronts, especially the low BO, given that I own both adjacent properties. I have been watching this auction closely because the high for this property was going to be my SB for the two larger properties. I didn’t want to list them until this auction was over so I didn’t steal the OPs thunder and hurt his potential profit. I’ll have to think about listing them for a bit.
