It’s the only value that’s been placed on it by anyone in this thread so far though.

BUT - this is an auction, not a valuation request so I wouldn’t like to speculate a price on another mans wares. If @shad wanted our opinions on the price of it, I think he’d ask, but I’ll ask because I’m intrigued and let’s be honest this is the most interesting thing to happen here recently. Right?

@shad do you want to know what I would personally value this at, at this period in UOR’s existence, as is, containing everything you’ve just said, “sold as seen”?

Hell the cannons on the top are 7.5m alone if going by 5k per plat. Plus the carpet everywhere, the lockdown upgrades, etc. The location alone is worth 5m.

I do a quick check at the "REAL" value of this auction.

Im already at 34.5mil only with carpets,bookshelves,canons,lockdowns and ltower(valued at 5mil)

If you add : gold armors(6),brazziers(3), plants, coffins,closed barrels(9),tapestry of sorasia,plats... and all remaning items... the total value is WAY over the sb.

So, i THINK its a good deal

*Oh, I forgot... its also the closest Moongate large house in there

@shad As a person who considered buying this property I will give you my reason for not bidding. I feel the location it self is worth 5 Mil. The problem I and others may have is the huge price increase due to the value of the customization items. While I think the deco is nice I would not(or be able to) pay the market value for deco that is not my particular taste. I realize you probably did this for simplicity of the sale, but i think you may have better luck selling this in separate auctions since there is probably people interested in the different deco items, and then others only interested in the location. I wish you luck on the sale.
