    What's the going rate for a keep on grass these days? I see the link was for 10 mil and no sale.

    seen a few go for 12 mill last few days
    alot of the ones staying up for so long are because the question of the cy security and who marked it up after the idoc
    but that is just my opinion , take it with a rock of salt :)

    I just bought mine for 10mil, on grass and then a guildie showed up with a bag full of runes for my CY..

    Now I leave a toon logged in with ban macro just to see LOL

    Keeps on ice were going for like 5-6 mil a year ago. I sold one for 6 that I bought for 5, and plenty more sold in that range as well.

    Hate to be the bearer of bad news but you will likely be bumping this with empty responses for a very, very long time.

    1) You should probably state your buying range, just provide a ballpark you are willing to pay. And do you have a location preference? Most people sitting on keeps aren't going to reach out to someone who is newer as they will assume one doesn't have the wealth accumulated to buy a keep. If you catch their attention with an amount that might make them consider selling, THEN you might start seeing people sitting on their hands suddenly reaching out to you.

    2) A keep is arguably the most sought-after property in the game. Anyone who sells will likely want to see a bidding war and get the most for what they have. So while you might be posting that you want to buy one, there are likely many others watching that do too, and will jump on an auction.

    I wouldn't expect a "private seller" to appear, you could probably obtain a tower or less this way, but highly doubtful for a keep, fortress, or castle.

    And good luck on finding your keep, I just think you are going to have to be a lot more aggressive.

    Seems like projection. Why would anyone in the business of reselling houses risk their reputation by doing something like that?

    In any case, until courtyard wipes are a thing, any courtyard that has changed hands should be considered compromised and owners should protect themselves accordingly.

    I really appreciate the advice.
    Literally before I created the topic, several keeps were sold privately. Unfortunately I was late for those offers. And if I have created this topic, it is assumed that I can afford the purchase and that I am familiar with the price range. But exact price is subjective and depends on the location and environment as far as I know. I'm not in rush and do not have strict requirements for the location, but I’m unlikely to take something that I don’t like at all. Sooner or later I will find suitable offer or switch to buying a fort.

    P.S. Maybe you own keep and want to sell it? :)
