Regardless of the fact that you are multi-jillionaire status, I would LOVE for the zoning to be changed enough to accommodate a large keep. There was once one in this place on several shards that I've heard of and seen pictures of. Anyway, I'd be kind of bummed at having parted with the spot more than once, if it were ever able to hold a keep. I'd definitely be interested in residing in such a place.
There is plenty of room for a clean keep placement but zoning restricts it from getting so close to the dungeon.
