Well, it's tough to say what the property is worth to be honest.

I would rate the whole complex a+, as it is something you won't come along easily here.

I would give this complex a go with a honest sb of 6 mil. I do not expect it to stay like this, as it should increase naturally.

But hey, it's propably your best chance to figure out what people are willing to pay for it.

I don't think 12m is too far off of value really IMO
Keeps going for 8mil or so alone.
Towers on grass 800k-1mill lately.
then a bit extra for all being bridged
