can we get a better description of this place to understand why the value is this high other than what i list 1 secluded 2 dire wolf spawn 3 out of town stable near not seeing much else to where it would be more than lets say 5 mill over the last grass keep sold

This property needs no description. A property is worth what someone is willing to pay for it. If you do not think it’s worth its current value, don’t bid. Considering I have literally defended you at every turn for the better part of a decade and asked nothing of you in return I find it pretty uncool of you to be doing this. Don’t get it twisted, you don’t owe me anything at all. Just can’t say I’m not disappointed. I’m not shocked, just disappointed.

Selling points could also include if there are lockdown/secure expansions? For instance my keep is upgraded to almost a 1,000 over lockdowns then standard so added in all that plat that was spent would help.
Man it's painful to watch you struggle. Jump to 20 and make it quicker, if you want to find its real value.
If by struggle, you mean play Oblivion Remastered and KCD2 and refresh my houses once every two weeks, then I am in dire straits.
i think i paid about 1000 plat for this keep about 8 years ago before letting it fall a few years later. it is a great spot. close to a troll boss. i believe there's an outside stable to the south. quiet, but you do see some light traffic passing through occasionally especially during certain overland events. good luck selling/buying!
