I'd say 25m SB. Let the bidding war start and wee how that flows.. I Would be interested in the skara place, I wouldn't like to speculate on the price. Fire temple has a lot of space, however none as close as the sandstone and may be worth purchasing by a guild. (I own a few in the same area) In regards to the Fort, if you are accepting gold only you will be cutting out all that fluctuating currency that could very well be worthless when you come to use it. Edit: CuB has been around the corner for about a year now and patch 82 talks about owner only refreshing, I don't believe the value of keeps+ will increase due to the inactive Vets either having to return to refresh or the space will go IDOC no matter how much that old guildie double clicks the sign. Gold is King.
SB 20mil Starting at 25-30 wont get you any bids I think people are overpricing atm since the market went up then went down They arent adjusting their prices Stav listed his at 29 then 25 and now 30... kinda odd he changed it a day after the auction was started If you truly want to sell, start at 20 and see what happens It's a sweet spot
The value of everything will only ever be what someone else is willing to pay for it. Stav's valued at 30 with no bids. At all. That doesn't mean his price is wrong, it just means no one is willing to pay 30 mil for it. If you put yours up at 30 mil (the price you value it at) and no one bites...then what? You gonna drop it till you hit a price that someone's willing to pay for it. I like to do it the other way round. Start at a price you can bet your bottom dollar on it selling for and, like people are suggesting, let the market take it to the value it's worth. Setting a really high (and I appreciate that's subjective) SB only fuels the perpetual cycle of "over priced" empty houses sitting on the server. You yourself almost lost this place a few weeks ago, and in the last week 2 other forts almost dropped a long with their neighbouring or linked properties only to get refreshed by players, like yourself, who only very casually play here now and/or are just in refresh mode. Put the spot up for auction, secure some wealth for yourself and let more active players enjoy a house as rad as this one as you once did dude!
starting high and adjusting your bid lower if nobody bids is also a sure fire way to get lowballed into oblivion as well. having to lower your SB after not receiving bids is just a sign of weakness that certain people will be able to use to their advantage.
Do starting bid @ 30mill and ignore all of the nay sayers. It's your house and it is waterfront property. I would not even think about selling it for less than 30. Someone out there will pay 30 for it, for sure. Be careful about the forms of currency you accept though. I would take a min of 25mill gold and the rest in plat, because gold is king for sure. Again, if you don't mind refreshing for a bit, 30mill. Stavs fort is in the middle of a neighborhood, surrounded by low life PvPers. The other for that was for sale is on ice island. Neither one of these properties hold a candle to your waterfront house.
I agree with Air, neither of those spots hold a candle to this place. if you do list it at 30, remember to refresh it this time though
Yes location is prime. I could see someone paying 25-30 mil. But I do think people holding onto forts want to see a high sale so they can get a larger amt for the 2+ they are sitting on. If a fort is worth 25mil as some say why is no one buying them. Same goes with the overpriced keeps for sale of late.
Begs the question if the sale was legit. Im not making an accusation it was market manipulation or the sale was to save face but I found the ordeal as drama filled and the sale not worthy of being a comp.
The location is nice and my intention wasnt to stir the pot. I thought 8 mil was overpriced but players value things different such as wearables. I hope he got 8. Someone who has 100mil might think 30mil for Loki's fort would be a bargin where another wouldn't pay more than 20. Just because a fort sold for 29mil a few months ago doesn't mean forts worth more now. The market has always fluxed. Location is key. Also how many players can afford 30mil? I cant unless I mass liquidated a ton of items.
i thought Airs cabin came with a bunch of stuff in it too.. slayers, furniture.. etc. wasnt just the location
100% incorrect. Luckily I actually recorded the transaction, because I thought it was hilarious that I paid Air in all holiday coins, since he was accepting them @ 3.75 (although in the video I misspoke and said plat). Furthermore, I have made back in sales about double what I paid for the cabin so far (the screen shot below was just a few days when I only had 3 vendors on the front steps). Worth the purchase? Definitely so!
